This ranking reflects a straightforward reality: buyers spend more time in the kitchen than in almost any other room, and the kitchen’s condition, functionality, and visual quality shape their daily experience of the property for the entirety of their ownership. A kitchen that falls below a buyer’s expectations at their price point is a reason to decline the property entirely or negotiate a significant discount. A kitchen that meets or exceeds their expectations is one of the most powerful emotional endorsements of the decision to buy.

What Buyers Actually Assess in a Kitchen
The buyer’s kitchen assessment during a viewing is primarily functional and maintenance-focused rather than aesthetic. Buyers are asking a specific set of practical questions as they open cabinet doors, check the sink, assess the worktop, and look at the appliance spaces: Is there enough storage? Does everything work properly? Is the kitchen clean and hygienic? Are there signs of water damage or poor maintenance? Is the layout functional for cooking?
This assessment is influenced by three visual signals: cabinet condition (the most visually prominent element of any kitchen), worktop condition (the primary workspace that buyers touch and assess directly), and sink and tap condition (the plumbing element that is tested most directly during a viewing by running the tap and checking the sink). Secondary elements — splashback tiles, lighting, appliances — contribute to the overall impression but are less decisive than these three primary elements.
The Kitchen Renovation Investment Hierarchy
1. Deep cleaning and professional grease removal. The highest-ROI kitchen intervention available. A professionally degreased and cleaned kitchen — inside all cabinets, on all surfaces including behind appliances, with tiles and grouting restored to clean condition — costs $100–$300 and eliminates the odour and visual evidence of previous cooking that is the most immediate negative impression any kitchen can create. This should always be the first step of any kitchen preparation programme, before any structural or cosmetic work begins.
2. Cabinet door refresh or replacement. Cabinet doors are the visual centrepiece of any kitchen. Warped, stained, peeling, or visibly deteriorated doors make the entire kitchen look poor regardless of the quality of anything else. If the cabinet carcasses are structurally sound, replacing the doors and hardware (hinges and handles) transforms the kitchen’s visual quality at a fraction of full replacement cost. 4. Sink and tap replacement. A cracked, heavily stained, or corroded sink with a dripping tap is a specific buyer inspection finding that generates a focused price reduction request. A quality stainless steel sink with a chrome mixer tap costs $150–$350 supply and installed and eliminates this negotiation point entirely.
5. Splashback tile cleaning or replacement. Splashback tiles behind the cooking area and sink are frequently grease-stained and discoloured. Professional tile cleaning and regrouting can restore them to an acceptable condition at $8–$18 per square metre. Where the existing tiles are damaged or the grout is beyond recovery, replacement with new white glazed ceramic costs $20–$35 per square metre supply and installed.

Calibrating Kitchen Investment to Market Position
The level of kitchen renovation appropriate before sale or re-let is bounded by the price point the property is targeting. The kitchen renovation should bring the kitchen up to the standard that buyers at that price point expect — not significantly below it (which generates a discount) and not significantly above it (which cannot be recovered in the achievable price).
For budget market properties, deep cleaning, door refresh, and sink/tap replacement are the appropriate scope. For mid-market properties, cabinet door replacement, worktop replacement, and tile refresh are typically justified and will be recovered in the price. For upper-mid and premium properties, full cabinet replacement with quality specification and quality worktop material is appropriate and will support the asking price rather than generating a buyer negotiation point.
