Kitende, Seguku, and Bwebajja form the corridor’s first significant commercial cluster beyond Kampala’s urban edge. Land values here have appreciated significantly over the past decade but remain below Kampala inner-city levels.

Namulanda, Kawuku, and Garuga represent the corridor’s lakeside stretch, where Lake Victoria proximity creates genuine premium for hospitality and lifestyle property. Several established hotels, conference facilities, and leisure businesses operate in this zone, and the supply of quality accommodation and event space has not kept pace with demand from the growing Kampala professional and events market.

Nkumba is anchored by Nkumba University, which — like Uganda Christian University in Mukono — creates a permanent, year-round demand base for accommodation, food and beverage, and retail services within its immediate vicinity.

Entebbe Town itself is the terminus of the corridor and its densest commercial node. The presence of the international airport, State House, and a significant diplomatic and NGO community creates demand for quality office space, serviced apartments, and hospitality facilities that is consistently in excess of what the local supply provides.

The Airport Advantage

Entebbe International Airport is Uganda’s primary gateway for international arrivals and departures. Its presence along this corridor creates commercial demand that is qualitatively different from what most Ugandan locations generate.

Airport-adjacent commercial real estate benefits from a category of users — airline crews, transit passengers, diplomatic visitors, business travellers, and cargo logistics operators — who have spending capacity and accommodation requirements that can sustain premium pricing. The shortage of quality airport-proximate hotels, serviced apartments, and business facilities in Entebbe is well-documented among frequent travellers to Uganda and represents a clear gap in the market.

The planned expansion and upgrade of Entebbe International Airport, which has been on Uganda’s infrastructure agenda for several years, would — when implemented — amplify these dynamics further. Investors who position before major airport expansion announcements are completed and priced in tend to see the strongest appreciation.

Apartment Blocks and Rental Property: The Demand Case

The Entebbe Road corridor has one of the most robust cases for apartment block and rental property investment in Uganda. The resident population along the corridor includes a high proportion of expatriates, senior civil servants, NGO professionals, and diplomatic staff — demographics that have higher rental budgets and longer tenancy periods than the typical urban rental market.

Well-finished apartments in locations like Buziga, Munyonyo, and Kigo — which overlook Lake Victoria along the upper part of the corridor — command monthly rents that are among the highest outside Kampala’s central business district. Development costs in these areas are higher than in typical Kampala suburbs, but so are achievable rents, and the tenant quality is generally superior in terms of payment reliability and property care.

Commercial Land Prices Along the Corridor

Entebbe Road commercial land pricing reflects the corridor’s premium status. As a general reference:

  • Kitende to Bwebajja (early corridor): commercial plots of 25 decimals range from UGX 300M to 600M for main road frontage, with significant variation based on exact position and visibility.
  • Lakeside zones (Kawuku, Garuga, Munyonyo): premium lake-view or lakeside commercial land can range from UGX 500M to UGX 1.5B or above per 25 decimals for exceptional positions.
  • Nkumba area: commercial plots near the university from UGX 200M to 450M for 25 decimals.
  • Entebbe Town: town centre commercial plots range from UGX 400M to UGX 1B+ depending on proximity to the airport and main commercial areas.

What This Corridor Demands From Investors

Entebbe Road is not the right market for investors looking for the lowest possible entry point. The corridor’s premium — in terms of both land cost and construction standards required to satisfy its tenant base — means that projects here need to be well-capitalised and well-executed. Half-finished buildings, poor finishing quality, or inadequate amenities will simply not be competitive in a market where tenants have options and high expectations.
